Our management fee is a percentage of monthly collected rent — competitive with other professional property managers along the Front Range. We don't charge for marketing, lease renewals, or routine inspections, and we never mark up maintenance vendor invoices. Reach out for a personalized proposal based on your property and goals.

Scheele Property Management proudly serves Loveland, Fort Collins, Greeley, Windsor, Berthoud, and the surrounding Northern Colorado communities. If your property is within roughly 30 minutes of our Loveland office, we can almost certainly take great care of it.

On average, we place qualified tenants in two to four weeks once a property is rent-ready. We use professional photos, syndicate listings to Zillow, Apartments.com, and dozens of other sites, and personally show every property to prospective tenants. Move-in-ready homes priced correctly often rent within the first weekend of being on the market.

Every applicant goes through a comprehensive screening process: nationwide credit and background checks, eviction history, employment and income verification (we typically require 2.5–3x rent in gross monthly income), and rental history calls to previous landlords. We follow all Colorado fair housing laws and the state's portable tenant screening report rules.

We pull active comparables, recently leased homes, and market trend data for your specific neighborhood to recommend a price that maximizes income without sitting vacant. We re-evaluate pricing at every renewal so your rent keeps pace with the market without surprising long-term tenants.

We act quickly and follow Colorado law to the letter. Late notices go out the moment rent is late. If a tenant falls seriously behind or violates the lease, we serve the proper notices, work with our experienced eviction attorney, and represent your interests through the legal process. Most issues are resolved long before that point through clear, firm communication.

Tenants submit maintenance requests through our online portal 24/7. Routine work is dispatched to our trusted vetted vendors within one business day. Emergencies — water leaks, no heat in winter, lockouts — are responded to immediately, day or night, through our emergency line at 970.415.2891. You're notified of any work above an agreed-upon threshold before we proceed.

Yes. We complete a thorough move-in inspection with date-stamped photos, a mid-lease interior inspection at six months, an exterior drive-by every quarter, and a detailed move-out inspection with security deposit accounting. You receive copies of every report.

Owner disbursements are sent via direct ACH deposit between the 10th and 12th of every month, after rent has cleared and any necessary expenses are deducted. You'll receive a clear, itemized statement each month and a year-end 1099 plus annual summary for your taxes.

Move-ins include a signed lease, collected first month's rent and security deposit, utility transfer guidance, and a documented walk-through. Move-outs include a 60-day notice review, pre-move-out inspection, professional cleaning and repair coordination, and a Colorado-compliant security deposit return within the legally required 30–60 days.

Yes. Colorado law prohibits source-of-income discrimination, and we have strong working relationships with the Loveland Housing Authority and other regional voucher programs. Voucher-holding applicants are screened with the same standards as any other applicant.

Browse our active listings, then click the apply link on the home you're interested in. Applications are processed online — most decisions are made within 48 business hours of receiving complete applications from every adult who will live in the home. Colorado's portable tenant screening report rules apply.

Security deposits are typically equal to one month's rent and never exceed two months, per Colorado law. Pet policies vary by property — most allow pets with an additional refundable pet deposit. Service animals and emotional support animals are always accepted in compliance with fair housing law.

Rent is paid through your secure online tenant portal via ACH (free) or credit/debit card (small processing fee). You can also set up auto-pay so you never miss a due date. Rent is due on the 1st of each month with a grace period through the 5th.

Log into your tenant portal and submit a request with photos and a clear description. Our team reviews and dispatches a vendor within one business day for routine items. You'll get text and email updates as the work is scheduled and completed.

Call our 24/7 emergency line at 970.415.2891 immediately for water leaks, gas smells, no heat in winter, fire damage, or lockouts. For life-threatening emergencies always call 911 first. For non-urgent issues, please use the tenant portal so the request is properly documented.

Louisa Scheele has been working in Northern Colorado property management for more than 20 years and founded Scheele Property Management to bring a more personal, family-run approach to the industry. We've been serving Loveland and the surrounding area ever since.

Yes. Louisa is a licensed Colorado real estate broker and the employing broker for Scheele Property Management. We carry general liability and errors-and-omissions insurance, and every vendor in our network is licensed, insured, and vetted.

We're a small, family-run business — not a corporate franchise. You'll work directly with Louisa and her team, never a faceless call center. We answer the phone, we know your property, and we treat every home like it's our own. Twenty years of relationships with local vendors, attorneys, and inspectors means problems get solved faster and better.
